Umhlanga Rocks and La Lucia carry high job values, but a large share of the property is sectional title and estate housing where the decision runs through a body corporate or a managing agent. That buyer wants references, insurance and a scope in writing before anything else. Ad copy written for an anxious homeowner does not land on them.

Cornubia is recent, mixed-use and still filling in, which shifts demand away from repair and toward first installation — fittings, backup power, aircon, fibre, security. Installation gets researched across several days rather than decided in ten minutes, so the campaign has to survive a longer path than a burst geyser does.

This is the biggest single problem in the area. Umhlanga attracts constant buyer research from other provinces, and with the default interest-based location setting you pay full price for every one of those clicks. They are pricing a life, not a service. For sale, to rent, development, estate agent and moving to should be negatives before anything else.

The mall, the hotels and the promenade generate more search volume than everything else in the suburb combined. Place names sitting inside broad-matched keywords will pick a slice of it up, and it is expensive slice.

The employment volume here is white-collar rather than trade, which catches people out — they add plumber jobs to the negatives and miss vacancies, hiring, CV and internship, which is the wording that actually shows up in this suburb.

Whichever one signs your invoices. A service delivered to a building wants the daytime population; a service delivered to a home wants the residents and the evening hours. My buyers are building managers. Do they even use Google?

They do, but later in the process than a homeowner. They search when the incumbent supplier has failed or a contract is up for renewal, and they arrive on a laptop during working hours. Do you take more than one client per trade here?
