Google Ads Agency
in Century City
Century City is the closest thing the Western Cape has to a pure office-park market. The buyer is a facilities manager with a budget line, a procurement process and a preference for email, and a campaign built around click-to-call will simply miss them. From R4,500 a month. No lock-in.

Documented Client Accounts
Four client accounts published with their account screenshots. The returns above are ratios, so they read the same in rand as they do in dollars. All four are American accounts. None of them is a Century City account, and we are not going to pretend otherwise. Judge the method, then read the numbers and the reconciliation notes on the results page.
Where Your Ads Show
Century City buys on a purchase order.
Not on a phone call.
Almost everything that makes a residential campaign work is wrong here, starting with the conversion action and ending with the time of day.
The person on the other end
A facilities manager with a process
Whoever reads your ad is comparing suppliers, not solving an emergency. They need three written quotes, a vendor form completed, proof of insurance and probably a B-BBEE certificate before anything is signed. Ads that lead with those — vendor-ready, fully compliant, quotes in writing within 24 hours — get shortlisted. Ads that lead with a phone number get skipped.
Forms, and what you do after them
The conversion action changes the bidding
A form submission here is the start of an evaluation, not a booking. If the account optimises to raw submissions, Google finds you the easiest ones to collect and the worst ones to win. We push qualified-enquiry and quote-issued values back into the account so the bidding learns which submissions were actually worth having.
A precinct with a boundary
Rare in Cape Town: targeting that actually holds
Century City has hard physical edges — the ring road, the canals, the N1 and the railway. That makes a tight polygon genuinely accurate here, where in most of this city a boundary is a guess. You can target the office precinct itself with very little spilling in from the suburbs around it. The one thing that does spill in is the shopping centre in the middle of it.
The buying window is annual
Contracts renew once and then not again
Building service contracts run on financial years and lease cycles. Miss the window and that building is not a prospect again for twelve months. That means being consistently present rather than aggressively present, and it means the first two months of a Century City account can look flat while the pipeline is still forming. We say that upfront because it is the most common reason people quit too early here.
Suburbs we build Century City campaigns around: Century City, Bridgeways, Century Gate, Sable Park, Summer Greens, Montague Gardens edge, Milnerton, Royal Ascot, Racing Park, Killarney Gardens and the Bosmansdam and N1 commercial corridors.
Trades We Run Here
The Century City services
we build campaigns for.
Demand here is almost entirely commercial, and it is bought by people whose job is buying things properly.
Cleaning Companies
Contract office cleaning is the deepest commercial lane in the precinct. Annual agreements, per-square-metre pricing and a buyer who wants a site visit and a schedule of works before anything else happens.
HVAC & Aircon
Building plant, chiller and ducted system servicing, indoor air quality and tenant fit-out installations. The maintenance agreement is the revenue and the installation is the way in.
Electricians
Three-phase work, generator and UPS installation, emergency lighting and the periodic compliance obligations that come with a commercial building full of tenants.
Construction & Renovations
Tenant fit-outs and lease-end reinstatement, worked to a handover date. Deadlines matter more than price in this category, and saying you have hit them before is most of the pitch.
Plumbers
Commercial and body-corporate plumbing across office floors and the residential blocks in the precinct. Planned maintenance and reactive callouts under an agreement, not domestic emergency work.
Lawyers & Law Firms
Commercial practices in the precinct competing for business clients rather than walk-ins, where the conversion is a consultation booking and the waste is people looking for free advice.
Stop Paying For These
Century City searches that look like
work and are not.
One of the busiest shopping centres in the country sits in the middle of the polygon you are trying to target. Everything follows from that.
The shopping centre
“Canal Walk”, “trading hours”, “cinema”
This is the main event. Any targeting tight enough to cover the office precinct also covers a shopping centre that draws people from across the metro, and any keyword carrying the area name will pick some of them up. Shopping, film, store and gift-card terms need to be negatives before the account goes live, not after the first invoice.
Conference and event enquiries
“conference venue”, “function”
The precinct markets itself heavily as a business events destination, so venue and event intent saturates its search data. It matches against commercial service keywords readily and it is somebody else’s customer entirely.
Residents inside a commercial campaign
“plumber Century City” from a flat
People live here too. A homeowner in one of the residential blocks searching for a domestic callout looks identical in the data to the commercial enquiry you want, and will convert faster and be worth far less. If you only sell to buildings, domestic qualifiers belong in the negatives.
Company lookups
“offices in Century City”, “directions”
A dense business precinct generates constant navigational searching from people trying to find a company that happens to be based here. It looks like commercial intent and it is somebody looking for a reception desk.

Questions
What Century City businesses ask us.
My buyers never phone. Is Google Ads still the right channel?
Yes, provided the campaign is built for them — business-hours scheduling, a form and a document rather than a call button, and bidding pointed at qualified enquiries. Where it is genuinely weaker is reaching buildings that are happy with their current supplier, because those people are not searching at all.
How long before a Century City account pays for itself?
Longer than a residential one. Contracts renew annually and evaluations run for weeks, so the first month is usually enquiries and the payback arrives on somebody else’s procurement timetable. If you need leads that convert this week, this precinct is the wrong place to spend and we would rather tell you now.
Should I target the precinct only, or the whole northern corridor?
Start with the precinct, because it is one of the few places in Cape Town where a tight boundary genuinely works. Once the account knows what a good enquiry looks like, extending into Montague Gardens, Killarney Gardens and the Milnerton commercial belt is a straightforward next step.
Can ads get me onto approved supplier lists?
No. Vendor registration, insurance, compliance documents and references are what get you onto those lists, and ads cannot substitute for a missing certificate. What ads do is put you in front of the manager who is compiling the list in the first place.
Would you run campaigns for two cleaning companies here?
No. The precinct is small enough that two of our clients would be quoting the same buildings while bidding on the same terms, which would cost them both money and embarrass us.
What are the contract terms?
There are none to speak of. Billing is monthly, you can end it at the end of any month, and everything built — account, campaigns, conversion history — sits in your own Google Ads account throughout.
