The keyword lives in the symptom and the reason to choose you lives in the ad copy — coastal-spec parts, marine-grade coatings, a shorter service interval because you know what this address does to equipment.

The wind is a bid factor

Two seasons, not one

Cape Town’s roofing demand generally follows the winter rain. Along this coast it follows the south-easter as well, so the sheeting, flashing and fixing work arrives in the windy months and the leak work arrives in the wet ones. That is a campaign with two peaks and a genuinely quiet stretch in between, and a flat twelve-month budget serves none of it properly.

Half your radius is the Atlantic

Circles are a poor fit for a coastline

Drop a radius on Table View and a large share of it lands in the sea, which means the remaining land portion is smaller and thinner than the number on the screen suggests. This strip runs north to south along the R27 — Milnerton, Table View, Parklands, Sunningdale, Melkbosstrand — and targeting shaped to the road rather than to a circle keeps the budget on land.

The apartment buildings along the Blouberg seafront take the worst of the weather and are maintained by trustees and managing agents working from a schedule and a maintenance budget. Gate motors, garage door operators and electric fencing corrode along this coast faster than anywhere else in the metro, and the searches arrive as faults rather than as installations. It is high-frequency, quick-turnaround work with almost no advertiser writing to it properly.

HVAC & Aircon

Coastal air shortens the life of an outdoor unit considerably, which turns servicing from an optional extra into a genuine argument. Coastal-specification installations and a shorter service interval are worth saying in the ad, because your customer has already replaced one unit early.

Roofing Companies

Wind uplift on sheeted roofs in the newer Parklands and Sunningdale developments, rusted fixings on older stock, and winter leak work on top of both. Two demand peaks in one year and a budget that should follow them.

Painting & Exterior Refurbishment

Exterior paintwork on this coast is on a much shorter cycle than inland, and the beachfront blocks repaint on a rolling schedule. That is contract work bought by trustees, with a scope, a programme and a snag list.

Sand, salt film and high-rise glass. Beachfront buildings need exterior and window cleaning far more often than an inland block does, and that is a body-corporate contract rather than a domestic booking.

Plumbers

Geyser and drain work across a large and fairly new housing stock, plus outdoor pipework, pool plant and pump housings that suffer badly this close to the water.

This is a watersports destination, so weather searches here carry volume no inland suburb comes close to. Anything that pairs the suburb name with a broad-matched keyword can end up in front of somebody checking whether it is worth taking the gear out.

Corrosion makes people price parts before they price labour. Searches for motors, coils, coatings and fixings look extremely relevant and belong to somebody planning to do it themselves or to hand your quote to a cheaper installer.

Is coastal specification worth mentioning in an ad?

It is one of the few genuine differentiators available on this coast, and it belongs in the ad and on the landing page. Anyone who has already replaced a gate motor twice understands immediately what you mean. It does not help you inland, which is one reason we would not run the same ads in Durbanville.

Should my budget really change with the wind?

Not day by day — that is fiddling. Month by month, yes. Wind-driven roofing and fixing demand and rain-driven leak demand peak at different times of year here, and putting the money where the work is beats spreading it evenly across a year that is not even.

Should I include Melkbosstrand and Milnerton?

Usually yes, with separate bids. The R27 makes the drive easy, which is unusual for Cape Town, but Melkbosstrand is thin on volume and Milnerton runs older and cheaper. Same campaign structure, different numbers, and you keep the ability to switch one off.

Do body corporates find contractors on Google?

Some do. Plenty still work off a referral from another building’s trustees, and we would be overselling it to pretend otherwise. What ads do is get you shortlisted when a building is unhappy with its current contractor, which happens more often on this coast than most because the work is harder here.

Do you work with more than one business per trade along the Blouberg strip?

No. This is one long thin market with everybody bidding on the same handful of suburb names, and running two clients in it would be transparently self-defeating for both.

Can I cancel?
