Google Ads Agency
in Claremont

Claremont and the streets around it are built on housing stock that predates almost everything in it — galvanised pipework, wooden window frames, solid walls and damp that comes up rather than in. Those buildings generate a specific and repeatable kind of demand, and the ads should be written for it. From R4,500 a month. No lock-in.

Four client accounts published with their account screenshots. The returns above are ratios, so they read the same in rand as they do in dollars. All four are American accounts. None of them is a Claremont account, and we are not going to pretend otherwise. Judge the method, then read the numbers and the reconciliation notes on the results page.

Claremont’s demand comes
out of its walls.

In most suburbs the housing is a detail. In the Southern Suburbs it is the entire reason there is work to advertise for.

Old stock, symptom searches

People search the problem, not your trade

Galvanised pipe furs up and pressure drops. Sash windows swell and stop closing. Solid walls draw damp upward and the paint blisters at skirting height. None of those people search for a plumber, a joiner or a damp specialist. They search for weak water pressure, a window that will not shut and a wall that keeps peeling, and the accounts that win here are built on those phrasings rather than on trade names.

The Cavendish and Main Road belt

Retail tenants work to a lease, not a callout

The commercial strip through Claremont is retail and small professional offices rather than office parks. Shop fit-outs happen overnight, reinstatement happens at lease end, and the buyer is a tenant or a centre manager with a deadline from a landlord. That is a business-hours enquiry with a date attached, and it should not share bids with a homeowner.

The school belt sets the clock

Term time changes your working day

Bishops, SACS, Rustenburg and the rest of the schools around here turn the roads solid twice a day in term time and empty them in the holidays. It changes how many jobs a van can actually do and it changes when people are home to let you in. Ad scheduling that ignores the school run promises arrival times your team cannot keep.

Income bands change street by street

Fewer kilometres, more markets

Between Bishopscourt and the Lansdowne side you cross more income bands in a shorter distance than anywhere else in the city. A radius that looks sensible on the map buys R60,000 renovations and R700 callouts at the same bid. We split this along the M5 and the railway line rather than by distance from a pin.

Suburbs we build Claremont campaigns around: Claremont, Harfield Village, Lynfrae, Kenilworth, Newlands, Bishopscourt, Rondebosch, Rosebank, Wynberg, Plumstead, Lansdowne, Crawford, Athlone edge, Constantia edge and the Main Road commercial belt.

The Southern Suburbs trades
we build campaigns for.

Old buildings, wet winters and a commercial strip running through the middle of it all.

Plumbers

Galvanised pipe replacement and pressure problems are close to a category of their own here, and they are searched as a symptom rather than as a service. Steady, high-value, repeat-generating work in houses where one bad section usually means several.

Construction & Renovations

Period renovation on houses where nothing is square, nothing is standard and the plans have been lost. Long quoting cycles and clients who care more about whether you will damage the building than about your day rate.

Electricians

Rewiring, board upgrades and earthing on installations that were compliant when they were done and are not now. Compliance certificates on property transfers run underneath all of it in a suburb that changes hands steadily.

Roofing Companies

Old tile and slate, valleys that were never designed for the rain volumes they now take, and ceilings that only tell you in June. May to August is the season and the rest of the year is inspection and preventative work you have to sell.

HVAC & Aircon

Retrofitting cooling into houses that were built without a single duct or cavity to hide one in. It is more difficult, it is worth more, and the customer is usually choosing on whether you will make a mess of the ceiling.

Cleaning Companies

Retail and office cleaning along the Main Road belt, worked after hours, and domestic deep and post-renovation cleaning in the surrounding streets. Different hours, different buyer, different campaign.

Claremont searches that look like
work and are not.

A shopping centre, a cluster of famous schools and a hospital all sit inside the same few square kilometres you are bidding on.

Shopping centre navigation

“Cavendish trading hours”, “parking”

Cavendish generates a very large share of everything typed with this suburb’s name attached, and none of it is looking for a contractor. Keywords carrying the place name will collect it unless the centre and its tenants are negated explicitly.

School admissions and fixtures

“Bishops”, “SACS”, “application”

The schools here are searched nationally, not locally, by parents planning years ahead. It is enormous volume with nothing behind it for a service business, and school names inside broad-matched terms are an easy way to buy a share of it.

Insurance research

“is damp covered by insurance”

Old-house problems send people to their policy before they send them to a contractor. These searches read like strong intent and belong to somebody who has not decided whether to spend their own money yet, which is a very different conversation and usually a much longer one.

Employment around the retail and hospital nodes

“vacancies”, “jobs Claremont”

The centre, the strip and the private hospital are large local employers, so job hunting concentrates here in a way it does not in a purely residential suburb. The standard employment negatives cover it, and without them the volume is enough to matter.

What Claremont businesses ask us.

Should my ads say I specialise in older homes?

If it is true, it is the strongest thing you can put in them. Owners of period houses have usually had one bad experience with somebody who worked on them like a new build. Say what you have done to houses of that age and the enquiry quality changes noticeably.

Are Southern Suburbs clicks expensive?

More than the Northern Suburbs, less than the Atlantic Seaboard. It is a competitive middle. The job values here support it in the trades tied to the old housing stock, and they support it poorly for anything sold on a low fixed price, which we would tell you before you started rather than after.

Should Newlands, Kenilworth and Rondebosch be in the same campaign?

Yes, and they usually behave similarly enough to share bids. The split we care about is the other direction — toward Bishopscourt on one side and toward the Lansdowne and Athlone side on the other, where the job values stop matching.

Are symptom keywords like “damp wall” worth bidding on?

Worth bidding on, and worth watching. They pull in research traffic alongside real enquiries, so they need their own ad group, their own landing page and a lower bid than an emergency term. Judged over a month they usually earn their place; judged over a week they can look terrible.

Do you take on two of the same trade in Claremont?

No. One per trade, per area, which in the Southern Suburbs means one and not one on each side of the railway line. Two of ours in the same auction would raise both their costs for no benefit to either.

Is there a minimum term?

There is not. Month to month from the first day, cancellable whenever you like, and the account and all its accumulated data remain yours regardless of how long you stay.

speak to the houses or past them.

Send your details and Vogien will go through the account personally — whether you are covering the symptom searches these buildings actually generate, how much went to the shopping centre and the schools, and whether one bid is stretched across suburbs that pay very differently.
